    Minimum Income Requirement: $45,000 - subject to strong guarantors Applicant Income Requirement: 3 times rent Guarantor Income Requirement: 6 times rent Guarantor: Continental US Corporate Lease: Yes with personal guarantor Please contact us for specifications if you have credit issues.
  7. What is acceptable “proof of income” to sign a lease?
    Last 2 Pay Stubs and one of the following: - Employment Letter - W2 - First two pages of Tax Return
  8. What happens if I qualify for an apartment, but my roommate does not?
    To keep the apartment solely in your name, you would have to qualify on your own.
  9. Is my security deposit totally refundable?
    Yes
  10. If I get a job transfer, can I break the lease?
    There are no provisions in our lease for a lease break. Military duty orders allowed.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, need 60 days Notice To Vacate.
  12. What utilities are included in my lease?
    Water/Sewer/Trash/Fiber Optic Internet and Cable included in a separate charge. $145 per month
  13. How long is the term of the lease?
    It varies from 7-14 months.
  14. Do you accept leases for short terms?
    Yes, 7 month minimum lease term.
  15. Am I required to have renters insurance?
    Yes
  16. Do you offer corporate apartments?
    We accept Corporate Leases with a Personal Guarantor.
  17. If something needs to be repaired in my apartment, how do I report it?
    Through the dedicated resident portal.
  18. When is my rent payment due?
    1st of the month.
  19. What day of the month am I liable for a late charge?
    Late fees charged if not paid by the 4th, unless there is a banking holiday on the 4th, then the next day. Recurring payments through the resident portal are easy to set up.
  20. Will you accept electronic payments from my bank?
    Yes, if paid by bill pay or ACH through resident portal.
  21. Is there a place where I can pay my rent after office hours?
    Yes, online via resident portal.
  22. There is a person who might be staying with me for a while, is that permitted by the lease?
    They would need to complete an occupant application.
  23. Do you have reserved parking?
    Yes, with an additional fee.
  24. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes, we need to have them listed in our system.
  25. Do you have cable services?
    Yes- Fision by Hotwire-Included in Utility Fee.
  26. Does the property have a fitness center?
    There is an Orange Theory (paid membership) onsite, LA Fitness about 1 Mile North, and many other Gyms in the area.
